\ud83d\udd0d Anyone looking for a rental apartment in the city of Zug is faced with an extremely tense situation. \ud83c\udfe2 This is unlikely to change quickly, even after the “2000 apartments for Zug’s middle class” initiative was approved. \ud83d\udcc8 In addition, many indicators in Switzerland are pointing upwards. Apartment prices are therefore also likely to rise in the coming years.<\/p>\n

\ud83d\udcac “In the city of Zug, the situation for finding a new rental apartment is very tense, especially when the budget is tight,” says Richard L\u00fcdi, Head of Real Estate Marketing at Lage A Real Estate in Zug.<\/p>\n

\ud83d\udca1If you look at the advertisements posted on Comparis, it is mainly the prices of the apartments on offer that catch the eye: for example, a two-room apartment for CHF 3,000, two rooms for CHF 3,680, a studio with 16 square meters for CHF 1,695, followed by larger properties with rents of between CHF 4,690 and CHF 25,000 per month.<\/p>\n

\ud83d\udd0d It should be mentioned that a 1.5-room apartment with 35 square meters was only advertised for a few hours for 1152 francs – before the ad was deleted again. The apartment may have found a tenant immediately.<\/p>\n

\ud83d\udd0d Around 2,300 people were looking for an apartment in the city of Zug on all major real estate portals in May. This figure includes all advertised apartments. This means that the supply is even smaller if you are looking for a specific apartment size or have entered a maximum price.<\/p>\n

\ud83c\udfd9\ufe0f Housing is likely to become even more expensive in the future. Richard L\u00fcdi from Lage A Real Estate does not believe that the acceptance of the “2000 apartments for Zug’s middle class” initiative will ease the situation in the short term: “It will take a few years before these apartments can be built.”<\/p>\n

\ud83d\udcbc The fact that Zug residents have to move out of the city to other cantons, for example, is also evident in Zurich and other expensive residential areas. Prices are expected to rise in the future: reference interest rates are expected to rise by the beginning of 2024 at the latest and less will be built.
