Rent in Switzerland continue to rise. On average, they increased by 2.4%<\/b> last year. However, not all regions are developing at the same rate.<\/p>\n

Significant differences between regions<\/h3>\n

Rents rose most sharply in eastern and central Switzerland<\/b>, where they increased by almost 3%. Things were a little quieter in Zurich<\/b>, but Zurich remains the most expensive region in Switzerland. An apartment there costs an average of over 2,400 Swiss francs<\/b> per month. The situation is completely different in Ticino<\/b>, where rents actually fell by 5.6%<\/b> \u2013 a real exception.<\/p>\n

Why are rents rising?<\/h3>\n

The most important reason is the housing shortage<\/b>. Across Switzerland, the vacancy rate is now only around 1%<\/b> \u2013 the lowest it has been in years. In Zurich, it is even lower at 0.56%<\/b>. Few vacant apartments mean higher prices \u2013 especially in cities.<\/p>\n

Old contracts vs. new contracts<\/h3>\n

There is another difference between existing and new rental contracts. Those who have been living in their apartments for a long time pay significantly less. In Zurich, new leases are on average almost 700 francs<\/b> more expensive than existing ones. In other regions, such as the Mittelland, the difference is only around 150 francs<\/b>.<\/p>\n

Conclusion: Living in cities is becoming increasingly expensive. However, those who are flexible and willing to look a little further afield will find significantly cheaper alternatives \u2013 often just a short train ride away.<\/p>\n","protected":false},"excerpt":{"rendered":"
