Price trends in the canton of Nidwalden
The Nidwalden residential property market also developed positively in 2025 and 2026. According to the NKB-Eigenheimindex published in May 2026, prices for residential property in the canton of Nidwalden rose by around 3.7 % within one year. Nidwaldner Kantonalbank continues to describe the market as stable, supported by high demand and limited supply.
As early as autumn 2025, the index showed +1.6 % for condominium apartments and +1.5 % for detached houses within six months, as well as an average of +2.8 % for residential property within one year (Swiss comparison: +2.6 %).
This development shows that Nidwalden properties are supported not only by their location but also by the structurally limited supply.
Prices per square metre in Nidwalden
Market models and current listing and valuation data indicate approximately the following orders of magnitude for 2026: around CHF 13’650 per m² for condominium apartments, around CHF 12’580 per m² for detached houses and around CHF 13’100 per m² as the cantonal average across all residential properties.
Other market models show a somewhat lower average of around CHF 10’250 per m² for houses and a median price of approximately CHF 1.84 million. The differences arise from different data sources, valuation models, property definitions and observation periods. These figures are market indications and not binding market values.
In high-quality lakeside and panoramic locations in Hergiswil, Stansstad, Ennetbürgen, Buochs, Beckenried or Emmetten, prices can be considerably above the cantonal average.
Price trends in the canton of Obwalden
According to Obwaldner Kantonalbank, residential property prices rose markedly again up to spring 2026: +8.0 % for detached houses, +5.6 % for condominium apartments and around +6.8 % for the owner-occupied housing market as a whole within one year. According to the OKB-Eigenheimindex, a typical detached house reached a modelled price of approximately CHF 1.9 million.
As early as spring 2025, residential property prices in Obwalden had risen by 4.9 % within one year, compared with around 2.3 % on average across Switzerland.
This development shows that Obwalden has long ceased to be seen merely as a lower-priced alternative to Lucerne or Nidwalden. Well-located properties in Sarnen, Sachseln, Kerns, Alpnach and Engelberg now achieve a correspondingly high price level.
Prices per square metre in Obwalden
Current market models indicate approximately the following figures for June 2026: around CHF 11’030 per m² for condominium apartments, around CHF 8’870 per m² for detached houses and around CHF 9’950 per m² as the cantonal average across all residential properties. Other listing and transaction models cite an average of around CHF 8’960 per m² for condominium apartments and a median price of just under CHF 896’000.
The differences show why a professional property valuation should never be based on a single online price per square metre.
Engelberg in particular forms a submarket of its own, owing to its international holiday and second-home market. In Sarnen, Sachseln and Alpnach, too, attractive lakeside, hillside and panoramic locations can lie well above the cantonal average figures.
Very low vacancy rates
On 1 June 2025, the vacancy rate in the canton of Nidwalden was just 0.68 %. It was therefore well below the Swiss average of 1.00 %, only marginally above the Central Switzerland average of 0.65 % and below the Nidwalden figure of 0.89 % for the previous year. In absolute terms, only around 158 apartments stood empty in 2025. Compared with 2020, this corresponded to a decline of approximately 60 %.
In the canton of Obwalden, the vacancy rate stood at approximately 0.50 % in 2025. Obwalden was therefore also one of the cantons with a very tight housing market. A rate of around half a per cent means that only about five in every thousand apartments are vacant.

Sarnen is the capital and the economic centre of the canton of Obwalden.

A blanket statement as to which canton or which municipality is the most attractive in tax terms for every individual would not be credible. Property gains tax, Nidwalden
When a property in Nidwalden is sold, the property gain realised is generally taxed separately. Put simply, the taxable property gain is the sale proceeds less allowable investment costs.

Property gains tax, Obwalden
When a property is sold in Obwalden, a property gains tax is generally levied.
The simple property gains tax amounts to 2 % of the taxable property gain. This simple tax is then multiplied by the applicable tax multipliers for the canton, the municipality and, where applicable, the parish.
Property gains below CHF 5’000 are not taxed.
Deductible costs in Obwalden
When determining the taxable property gain, the following may be taken into account subject to the statutory requirements: the original purchase price, value-enhancing investments, purchase and sale costs, property transfer taxes, agency commissions and other documented investment costs.
The Obwalden tax administration recognises customary agency commissions up to a maximum of 3 % plus VAT, provided that proper original receipts are available.
Investments already deducted as maintenance for income tax purposes cannot be claimed again as value-enhancing investment costs.
Replacement purchase in Obwalden
On the sale of a permanently owner-occupied property, a tax deferral on account of a replacement purchase may be claimed under certain conditions.
Cantonal practice generally provides for a period from two years before the sale to two years after the sale.
A tax deferral is not a definitive tax exemption. The deferred gain is transferred to the replacement property.
Value-preserving and value-enhancing investments
For property owners, the tax distinction between value-preserving and value-enhancing expenditure is central.
Value-preserving costs serve to maintain or restore a property’s existing condition. These may include, for example: replacing an existing heating system, repairs, façade renovations, replacing kitchens or bathrooms with equivalent ones, and maintenance of the roof and building envelope. Under certain conditions, these costs can be deducted from current income tax.
Value-enhancing expenditure raises the original standard, extends the use or creates additional space. This may include: extensions, additional storeys, new conservatories, additional living space, substantial changes to the floor plan and high-quality fit-outs going beyond the previous standard. As a rule, it is not deductible as ongoing maintenance, but it can increase the investment costs on a later sale and thus reduce the taxable property gain.
Owners should therefore keep all invoices, works contracts, plans and proof of payment for the long term.
