Professional property valuation for residential and investment properties in Central Switzerland

For most people, a property is among the largest assets of their lives. That makes it all the more important to know its current market value on a regular basis. Whether you wish to sell your property, settle an inheritance, manage a divorce, plan financing or simply gain clarity about your assets – a professional property valuation provides the basis for well-founded decisions.

LAGE A Immobilien values condominium apartments, detached houses, villas, penthouses, plots of land, apartment buildings, investment properties and commercial properties in the cantons of Zug, Schwyz, Lucerne, Nidwalden, Obwalden and Zurich. Richard A. Lüdi supports owners personally and combines sound professional expertise with many years of experience in the Swiss property market.

Why is a professional property valuation so important?

The value of a property changes constantly. Supply and demand, the development of mortgage interest rates, economic conditions, legislative changes and regional market trends continuously influence the property market.

A professional property valuation creates transparency and helps you to take important decisions on a sound basis. It prevents a property from being sold below its value or being offered on the market at an unrealistically high price.

A property valuation is particularly worthwhile in the case of

  • Sale of a property
  • Buying a property
  • Inheritances and estate settlements
  • Divorces
  • Wealth planning
  • Financing or refinancing
  • Tax and pension planning
  • Gifts
  • Investment decisions

Why are online valuations often not sufficient?

Online valuation tools provide an initial price indication within a few minutes. However, these automated systems usually take only a few parameters into account and can assess the individual characteristics of a property only to a limited extent.

Special fittings, high-quality materials, renovations, views, privacy, architecture or development potential are frequently not taken into account, or only in part.

A professional property valuation therefore goes considerably further. It analyses all value-relevant factors and combines these with current market data as well as the experience of a qualified valuation expert.

Which factors determine the market value of a property?

Market value does not arise by chance. It results from a large number of factors that have to be assessed as a whole.

The most important valuation criteria include:

  • Macro and micro location
  • Municipality and neighbourhood
  • Plot size
  • Living space
  • Cubic volume
  • Year built
  • Architecture
  • Floor plan
  • Fit-out standard
  • Condition of the property
  • Renovations and refurbishments
  • Energy efficiency
  • Views and sunlight
  • Access and utilities
  • Infrastructure
  • Public transport
  • Schools and shopping facilities
  • Comparable sales transactions
  • Current demand
  • Interest rate trends
  • Economic situation

In the premium segment in particular, even small differences can have a considerable impact on the achievable sale price.

Our valuation methods

Different valuation methods are used depending on the type of property.

The comparative value method is particularly suitable for condominium apartments and detached houses. Your property is compared with recently sold, comparable properties in the same region.

Hedonic valuation is based on extensive data models and thousands of comparable transactions. It provides an objective indication of market value and is also frequently used by banks.

In the intrinsic value method, the land value and the construction costs of the building are assessed, taking into account age, wear and tear and technical condition.

This method is used above all for investment properties. It is based on the sustainably achievable rental income as well as the ongoing management and maintenance costs.

The DCF method analyses a property’s future cash flows and discounts them to the present. It is used in particular for more complex investment properties.

This method is used above all for development land and new-build projects. It analyses the economic development potential of a plot of land.

The income capitalisation approach examines what sustainable return a property can achieve compared with alternative capital investments.

Expertise creates trust

A property valuation is only as good as the expertise of the person who prepares it.

Richard A. Lüdi holds an Executive MBA in Real Estate Management, a CAS in property valuation from the ZHAW, a degree in business administration (Betriebsökonom FH) and further specialist qualifications in the property sector. This combination of sound academic training and many years of practical experience allows an objective, comprehensible and market-based valuation of a wide variety of properties.

Every valuation is carried out independently, transparently and on the basis of current market information and recognised valuation methods.

More than just a property valuation

Our analysis is not limited to the current market value of your property.

On request, we additionally assess:

  • realistic sales potential
  • optimal sales strategy
  • Market positioning
  • Development opportunities
  • Potential for renovation and refurbishment
  • Effects of planned investments
  • Opportunities of a project development
  • Off-market sales opportunities
  • Target group analysis
  • expected sale price under current market conditions

This gives you not just a valuation, but a sound basis for deciding on your next steps.
