Condominium apartments
7 per cent price increase within one year
Between the second quarter of 2024 and the second quarter of 2025, transaction prices for mid-range condominium apartments in the canton of Zug rose by an average of 7.0 %. Price growth was therefore almost twice as high as in the preceding comparison period.
Prices developed particularly strongly in Steinhausen and Hünenberg: there, prices for mid-range condominium apartments rose by more than 8 % within one year. In municipalities that are already very highly valued, such as Zug, Walchwil, Baar and Cham, the upward price trend also continued.
Detached houses and villas
Detached houses and villas in the canton of Zug are also at a very high price level. Depending on the data model, current market indications range roughly between CHF 15’000 and CHF 17’000 per m² for condominium apartments and CHF 15’000 to CHF 18’000 per m² for detached houses.
In the town of Zug and in particularly sought-after lakeside, hillside or panoramic locations, prices can be considerably above these cantonal average figures. Premium properties, new builds as well as apartments and villas with lake and mountain views can reach substantially higher values.
Square metre prices are, however, only a rough market indication. They are no substitute for a professional property valuation.
Long-term price development since the year 2000
Since the turn of the millennium, transaction prices for a mid-range condominium apartment in the canton of Zug have risen in nominal terms every year. Within around 25 years prices have more than tripled. Adjusted for inflation, this corresponds to average annual price growth of around 4.8 %.
This long-term development underlines the exceptional stability in value of the Zug property market.
Condominium apartments sell fastest across Switzerland
In the second quarter of 2025, the average listing period for condominium apartments in the Canton of Zug was less than 40 days. In no other Swiss canton were condominium apartments marketed faster on average.
This short listing period demonstrates the high level of demand. It does not mean, however, that a hasty sale makes sense: a professional sales process must at the same time generate sufficient reach, address qualified buyers, create competition among interested parties, verify financing and creditworthiness, make full use of the scope for negotiation and reduce legal and tax risks.
Regional property markets in the canton of Zug
The canton of Zug is small, but highly differentiated in property terms. The Zuger Kantonalbank divides the market into four main regions: the Zug market region, Lorzenebene, Ennetsee and Berg. The individual municipalities show differing price levels, buyer groups and location qualities.
Town of Zug and Walchwil
The city of Zug is among the most exclusive residential and business locations in Switzerland. Particularly sought after are condominium apartments close to the lake, apartments with lake and mountain views, penthouse and terrace apartments, villas, new-build properties, investment properties and premium properties brokered discreetly. Sought-after residential locations include Zugerberg, Oberwil bei Zug, Gimenen, Rosenberg, Loreto, Weinberg, St. Michael, Schönegg, the old town, the lakeshore and the areas around the railway station and the city centre.
Walchwil is distinguished by its hillside locations, its south-westerly orientation and its direct view of Lake Zug and the Central Swiss Alps. In demand are detached houses, villas, terrace apartments, condominium apartments with lake views, plots of land and high-quality new-build projects. Accessibility, gradient and sunlight must be taken into account precisely in the valuation. The vacancy rate in Walchwil was 0.90 % in 2025 – even the highest municipal figures in the canton remained below 1 %.
Baar and Steinhausen
Baar is the canton’s most populous municipality and one of the region’s most important business locations – with very good rail and motorway connections, attractive residential neighbourhoods, international companies and a particularly low municipal tax multiplier in 2026. Demand focuses on modern condominium apartments, detached houses, terrace apartments, villas and investment properties, particularly in quiet neighbourhoods and on the slopes towards Allenwinden and the Zugerberg.
Steinhausen offers a central location between Zug, Cham and Baar, with family-friendly residential areas and compact infrastructure. Between 2024 and 2025, prices for mid-range condominium apartments rose by more than 8 %; with a vacancy rate of 0.21 %, Steinhausen recorded the lowest vacancy level of all Zug municipalities in 2025.
Cham, Hünenberg and Risch-Rotkreuz
Cham combines an attractive setting on Lake Zug with a dynamic business and residential area – there is demand for apartments close to the lake, condominium apartments in Cham and Hagendorn, detached houses, villas, new-build apartments, investment properties as well as plots of land and development projects.
In Hünenberg – with the districts of Dorf, See and Bösch – Hünenberg See is one of the particularly sought-after residential locations; between 2024 and 2025, prices for mid-range condominium apartments rose by more than 8 %.
With the Rotkreuz transport hub, the Lucerne University of Applied Sciences and Arts at the Zug-Rotkreuz campus and the Suurstoffi business location, Risch-Rotkreuz has developed into a significant centre for business, education and innovation. The districts of Risch and Buonas additionally offer exclusive residential locations on Lake Zug.
Ägerital, Menzingen and Neuheim
The Ägerital combines nature, the lake, recreation and family friendliness with good access to the business locations of Zug and Baar. Unterägeri offers residential locations on Lake Ägeri and attractive family neighbourhoods; in Oberägeri, villas, detached houses, chalets, apartments with lake and mountain views, generous plots of land and exclusive retirement residences are in demand – hillside position, sunlight, views and access are particularly relevant to the valuation.
Menzingen offers rural residential locations, high natural quality and comparatively generous plots of land – including properties with potential for conversion or development. Neuheim, the smallest municipality in Zug, between Baar, Menzingen and the canton of Zurich, offers residential locations close to nature and family-friendly neighbourhoods; pricing here depends heavily on views, sunlight, accessibility and the specific plot. The vacancy rate in Menzingen was 0.93 % in 2025.
The canton of Zug as a tax location
Tax attractiveness is one of the most important locational advantages of the Canton of Zug. The canton offers an internationally competitive tax environment for companies and, by Swiss standards, an attractive tax burden for many private individuals.
The actual tax burden depends on the municipality of residence, taxable income and assets, marital status, number of children, religious denomination, deductions, property ownership and financing structure. Blanket statements about a single tax rate are therefore not credible – for a precise comparison, the official tax calculator of the Canton of Zug is decisive.

The municipal tax multiplier is applied to the basic tax together with the cantonal tax multiplier. The lower a municipality’s tax multiplier, the lower the municipal share of the tax burden will be in principle. In addition to the municipal tax multiplier, however, federal tax, church tax, wealth tax and the individual income and asset situation must also be taken into account.
Imputed rental value and wealth tax value
In the case of owner-occupied residential property, an imputed rental value is recorded as income for tax purposes. Against this, within the statutory framework, private debt interest, value-preserving property maintenance, certain energy-related refurbishments and administration costs charged by third parties may in particular be deductible.
In the canton of Zug, properties are included in taxable assets at an official tax value. The tax value corresponds in principle to the market value, with the capitalised earnings value being taken into account appropriately.
Property gains tax in the canton of Zug
When a property is sold, the realised property gain is generally taxed by the municipality responsible. Put simply, the taxable gain is the sale proceeds less deductible investment costs – these include, among others, the original purchase price, value-enhancing investments, incidental acquisition and sale costs, recognised agency commissions and certain notary and land register costs.
The actual burden depends in particular on the amount of the gain and the holding period: with a short holding period it is typically higher, while long-standing ownership can reduce it. The specific property gains tax should be calculated individually, or provisionally estimated, before marketing begins.
Value-enhancing and value-preserving investments
Value-preserving expenditure can, under certain conditions, be deducted for current income tax purposes. Value-enhancing investments – such as extensions, conversions, additional storeys, new conservatories or substantial improvements to the floor plan – are generally not deductible as current maintenance, but may be relevant in a later sale as part of the investment costs for property gains tax. Invoices, works contracts and proof of payment should be kept in full and for the long term.
Tax deferral in the case of a replacement purchase
When selling a home that has been permanently and exclusively owner-occupied, a full or partial tax deferral may be possible under certain statutory conditions if the sale proceeds are reinvested in an owner-occupied replacement property in Switzerland. A tax deferral does not mean a definitive exemption from tax – the deferred gain is in principle transferred to the replacement property. The conditions and deadlines must be clarified in each individual case with the competent municipality or a specialised tax adviser.
