LAGE A Immobilien is an owner-managed property company based in Zug. We support owners and prospective buyers with the sale, purchase, valuation and marketing of high-quality residential property in Central Switzerland. Personal advice, discretion and quality are at the heart of our work.
Richard A. Lüdi is the founder and broker owner of LAGE A Immobilien. For many years he has supported owners with the sale of apartments, detached houses, villas and investment properties. His focus is on personal advice, sound market analyses and high-quality marketing.
Richard A. Lüdi holds several recognised qualifications and further training certificates in the property sector, including: eMBA Real Estate Management, CAS Immobilienbewertung (ZHAW), Swiss Federal Diploma as a property manager and Betriebsökonom FH. Through continuous further training he combines sound specialist knowledge with many years of practical experience.
We deliberately focus on quality rather than quantity. Every property receives the same attention – regardless of the sale price. Personal support from the owner, short decision-making paths and an individual marketing strategy are firm elements of the way we work.

Contract and taxes
We represent your interests exclusively and conduct all price negotiations.
Not necessarily. Every offer is carefully reviewed in terms of price, financing and contractual conditions.
A reservation agreement reserves the property for the buyer and is often combined with a reservation payment.
Once the purchase price and contract terms have been agreed, the deed is notarised at the notary’s office.
The purchase price is processed through the notary’s office in accordance with the purchase contract and paid out after the transfer of ownership.
Property gains tax is levied on the profit from the property sale. The exact amount depends on the canton, the holding period and the profit achieved.

Financing, price and negotiation
We support you throughout the entire purchase process – from the first viewing to the handover of the keys. Our aim is to make all relevant information transparently available to you so that you can take a well-founded purchase decision.
As a rule, Swiss banks require at least 20 % of the purchase price in equity. Of this, at least 10 % must come from so-called «hard equity», for example savings or securities. The precise requirements can vary from bank to bank.
Yes. Under certain conditions, funds from the pension fund or pillar 3a can be used for owner-occupied residential property.
Yes. A financing confirmation or a financing assessment from your bank considerably improves your chances, particularly for properties in high demand.
We do not broker mortgages, but we work with various financing partners and are happy to support you throughout the financing process.
Depending on the canton, the following costs arise, among others: notary’s fees, land register fees, property transfer duties (which vary by canton), financing costs and bank charges.
That depends on the market situation and on demand. For properties in high demand there is often little room for negotiation.
An offer to purchase should be made in writing and, in addition to the purchase price, include details of the financing and of the desired handover date.
Yes. The seller ultimately decides which offer to accept. It is not only the price that matters here, but also the security of the financing and the reliability of the buyer.
Not necessarily. A property valued in line with the market is often sold at the advertised price or above.
Viewing and property inspection
Yes. All viewings are free of charge and without obligation for prospective buyers.
Of course. For high-value properties in particular, we often recommend a second viewing so that you have enough time to examine every detail.
Pay attention to the following points, among others: general condition, damp, windows, heating, roof, façade, floor coverings, kitchen, sanitary facilities, view, noise exposure, sunlight and parking situation.
Yes. For older or more complex properties this can be worthwhile.
Yes. For a purchase decision of this magnitude in particular, we often recommend several viewings.
Before a purchase, the following documents in particular should be examined: the rules of the condominium owners’ association, the minutes of the owners’ meetings, the annual accounts, the budget, the status of the renewal fund, the house rules and any planned refurbishments.
The renewal fund serves to finance future renovations of the common property.
They provide indications of planned investments, conflicts within the community or upcoming renovations.
Not necessarily. What matters is the technical condition of the property and your personal requirements.
Commonly affected are: roof, heating, windows, pipework, insulation and electrical installations.
Yes. An independent condition survey can be worthwhile for older properties.
Purchase process and handover
The purchase process usually comprises the following steps: viewing, financing check, purchase offer, price negotiation, reservation agreement, financing commitment, drafting of the purchase contract, notarisation, transfer of ownership and handover of the keys.
A reservation agreement sets out the key terms of the purchase and reserves the property for a specified period. A reservation payment is often agreed as part of this.
Depending on the property, this is often between CHF 20’000 and CHF 100’000. The exact amount is agreed individually.
The purchase contract is notarised at the competent notary’s office.
You become the legal owner upon entry in the land register.
Yes. This is usually done by means of a reservation agreement and a reservation payment.
That depends on demand. Particularly attractive properties often receive several offers to purchase within a few days.
As a rule on the agreed handover date after payment of the purchase price, or in accordance with the purchase contract.
